Being one of the first companies to establish an independent Residential Lettings Agency in the local area 23 years ago, we can offer both Landlords and Tenants a wealth of lettings experience.  We are an independent family-run business, highly motivated to ensure our Landlords are satisfied with every aspect of their letting with the comfort of knowing that their property is being well cared for by the Tenant.  

Our staff are trained to offer a professional, friendly and helpful service to meet the needs of our clients with the prime objective of offering an efficient, exclusive, high standard of customer service before, during and after the tenancy.

We specialise in Corporate Lets, working in partnership with prominent Relocation Companies sourcing specific properties for multi-national organisations as well as private individuals.

In addition to weekly advertising in the Surrey Mirror, all our properties are marketed on line through Find A Property, Primelocation and on our website which is updated daily.  The location of our offices, opposite Reigate BR Station, attracts passing trade with major commercial businesses in close proximity. 

Our strategy is to provide the Landlord with an achievable rental valuation so as to secure a suitable tenant as quickly as possible.  This has proven highly successful with the majority of our properties attracting immediate interest and resulting in a speedy let.  We offer competitive, flexible rates and initially invite Landlords to contact us for an assessment of their requirements, advice and a free valuation of their property.

Below is further information on our 3 levels of service

FULL MANAGEMENT
This level of service is suitable for clients who would like us to fully manage their property and act as the sole point of contact with the tenant and comprises: 

  • Inspect your property and advise upon the potential rental value, furnishings and other related matters
  • Prepare property details for advertising through various mediums - including the Surrey Mirror and Homes in Surrey newspapers, Find A Property and Prime Location internet portals, office window display and our weekly property list, which is circulated to National and International Companies, Relocation Companies and our register of waiting applicants
  • Arrange viewings and accompany prospective tenants to your property when appropriate
  • Negotiate and agree the terms of the tenancy
  • Take up appropriate references 
  • Supply and prepare the Tenancy Agreement to satisfy current legislation and banker's standing order mandate if required
  • Collect the first month's rent and a deposit prior to the commencement of the tenancy
  • Arrange for the check in with the landlord or *inventory clerk and for the keys to be handed over to the tenant
  • Collect the rental during the tenancy
  • Credit the net amount to the landlord's bank or remit direct to the landlord on a monthly basis
  • Advise all transactions on a detailed monthly statement
  • Negotiate an extension of the tenancy, if desired, or arrange for the termination thereof at no extra cost
  • Deal with any problems and queries raised by tenants
  • Supervise the transferral of utility service accounts (gas, electricity, water and telephone) and Council Tax Registration
  • Arrange payment of insurances, service agreements, repairs, ground rents, service charges, etc. where requested
  • Monitor and maintain the property.  Routine repairs up to a value of £200 normally without referral to the Landlord.  All major repairs subject to the Landlord's approval, unless the repair is considered to be an emergency
  • Periodic property inspections and reports to the Landlord.

RENT COLLECTION SERVICE 
This service is suitable for the client who wishes to oversee full management of the tenancy but does not wish to become involved in collecting the rent and comprises

  • Inspect your property and advise upon the potential rental value, furnishings and other related matters
  • Prepare property details for advertising through various mediums - including the Surrey Mirror and Homes in Surrey newspapers, Find A Property and Prime Location internet portals, office window display and our weekly property list, which is circulated to National and International Companies, Relocation Agents and our register of waiting applicants
  • Arrange viewings and accompany prospective tenants to your property when appropriate
  • Negotiate and agree the terms of the tenancy
  • Take up appropriate references

TENANCY ONLY
This service would suit clients wishing to collect the rental directly from the tenant and oversee the full management of the tenancy themselves and comprises:

  • Inspect your property and advise upon the potential rental value, furnishings and other related matters
  • Prepare property details for advertising through various mediums - including the Surrey Mirror and Homes in Surrey newspapers, Find a Property and Prime Location internet portals, office window display and our weekly property list, which is circulated to National and International Companies, Relocation Agents and our register of waiting applicants
  • Arrange viewings and accompany prospective tenants to your property when appropriate
  • Negotiate and agree the terms of the tenancy
  • Take up appropriate references 
  • Supply and prepare the Tenancy Agreement to satisfy current legislation and banker's standing order mandate if required.
  • Collect the first month's rent and a deposit prior to the commencement of the tenancy
  • Arrange for the check in with the landlord or *inventory clerk and for the keys to be handed over to the tenant
