Being one of the very first companies to launch an independent Residential Lettings Agency in Redhill 20 years ago, we can offer both Landlords and Tenants a wealth of lettings experience.  We are an independent family-run business, highly motivated to ensure our Landlords are satisfied with every aspect of their letting in the knowledge that their property is being well cared for by the Tenant.  

The Owner and Managing Director of the Company is one of a selected number of Company Directors in the UK included in the exclusive publication of Who's Who of Britain's Business Elite.   This is the definitive reference source on the UK's leading professionals and their achievements and to be eligible the director has to pass a number of strict financial and performance related criteria.

It is a requisite of the Owner to train her staff to offer a professional, friendly and helpful service to meet the needs of our clients with the prime objective of offering an efficient, exclusive, high standard of customer service before, during and after the tenancy.  We offer a flexible service and often go beyond the call of duty to assist in offering the best possible service to both Landlord and Tenants.

English Rose Properties specialises in Corporate Lets.  We are retained by local and national companies seeking properties for their staff and corporate clients.  We also work in partnership with prominent Relocation Companies sourcing specific properties for multi-national organisations as well as private individuals. 

In addition to weekly advertising in the Surrey Mirror, all our properties are marketed on line through Find A Property, Primelocation, Globrix and Property Live in addition to our website which is updated daily.  The location of our offices, opposite Reigate Station, attracts passing trade with major commercial businesses in close proximity. 

Our strategy is to provide the Landlord with the highest possible but achievable rental valuation so as to secure a suitable tenant as quickly as possible.  This has proven highly successful with the majority of our properties attracting immediate interest and resulting in a speedy let.  We offer competitive, flexible rates and would like to invite Landlords to contact us for an assessment of their requirements, advice and a free valuation of their property.

FULL MANAGEMENT

This level of service is suitable for clients who would like us to fully manage their property and act as the sole point of contact with the tenant throughout the term of the tenancy.  After introducing a suitable tenant to the property our service includes in brief: 

    Collecting the rental during the tenancy period 
    Advising all transactions on a detailed monthly statement 
    Negotiating an extension of the tenancy, if desired at no extra cost 
    Dealing with any problems and queries raised by tenant
    Arranging payment of insurances, service agreements, repairs, ground rents, service 
    charges, etc. where requested 
    Monitoring and maintaining the property
    Carrying out periodic property inspections and reporting to the Landlord.

TENANCY ONLY

This service would suit clients wishing to collect the rental directly from the tenant but oversee the full management of the tenancy themselves:

    Inspect your property and advise upon the potential rental value, furnishings and other   
    related matters 
    Prepare property details for advertising through various mediums - including the Surrey 
    Mirror and Homes in Surrey newspapers, Find a Property, Prime Location, Globrix and    
    Property Live internet portals, office window display and our weekly property list, which is 
    circulated to National and International Companies, Relocation Agents and our register of 
    waiting applicants 
    Arrange viewings and accompany prospective tenants to your property when appropriate 
    Negotiate and agree the terms of the tenancy 
    Take up appropriate references  
    Supply and prepare the Tenancy Agreement to satisfy current legislation and banker's 
    standing order mandate if required
    Collect the first month's rent and a deposit prior to the commencement of the tenancy 
    Arrange for the check in with the landlord or *inventory clerk and for the keys to be handed
     over to the tenant

N.B. We are also able to provide a Rent Collection Service which includes our Tenancy Only Service above with the additional benefit to the Landlord of collecting the monthly rent and dealing with any rent collection issues


LANDLORD INSURANCE COVER

Many Landlords believe that standard home insurance will cover their property while it is being rented.  This will cover buildings and contents but most standard policies do not cover liability protection.  This cover is vital in the event a tenant hurts him or herself due to a landlord's unintended negligence and tens of thousands of pounds in damages can be claimed against the Landlord for such an incident.  Property owners' liability can cover the award for damages plus legal costs, and cover limits of £2,000,000 are fairly typical.

RENT GUARANTEE INSURANCE

Rent guarangee insurance gives the Landlord peace of mind at a time of increasing levels of unemployment and redundancies leaving tenants unable to pay their rent.  The knock-on effect of the recession has meant that it can take over two months just to get a court hearing date.  Meanwile the Landlord is not receiving rent. 

Rent guarantee insurance will cover missed rental payments for up to 12 months and and some policies will cover 50% of the rent for up to 3 months after vacant possession has been obtained while a new tenant is found.   A Landlord can take out rent guarantee cover through English Rose Properties at a favourable rate.  Under certain circumstances we can provide a rent guarantee free of charge.  Further information and quotes available upon application.
