Budget flights mean big gains for our
favourite Eastern European getaway
'Budget airlines are good news for a developing property market - and if their arrival heralds a boom then the Bulgarian capital Sofia and nearby resort of BANSKO are about to hit the jackpot.
EasyJet is to run 3 flights weekly from London Gatwick to Sofia from November 6, with one-way prices from £27.99. The arrival of the airline is the latest sign that Bulgaria is growing in popularity with tourists and holiday home-owners. Wizz Air flies 4 times weekly from Luton while budget airlines May Air and Sky Europe link Sofia with Italy and other European locations.
A visit to Sofia and Bansko quickly reveals the two sides of the region's history: beautiful, medieval old towns are ringed by brutalist communist architecture. But both locations are working hard to shed their one-time dowdy image. Bansko continues to change its profile, evolving from a dedicated ski centre - the most popular in eastern Europe, with 65km of runs - to a year-round golf and equestrian resort too.'

Balkan Heights is situated in the St Ivan district of Bansko. This area is to the south of Bansko, in the foothills of the Pirin Mountains, five minutes by minibus shuttle to the Gondola Station. St Ivan is emerging as the most prestigious district of the town and the views are terrific across 360-degrees. The few developments taking place there are of a higher quality than those in the town below. Balkan Heights abuts the Pirin National Park to the South, and its views cannot be affected by any future development.
Balkan Heights has been designed with a great deal of care and close consultation with Sebastian Kinsman, the director of Balkan Ski Chalets and a shareholder in the British investment company, KV Trading Ltd (the developer). Kinsman has been involved in the Bansko property market from the very beginning and had condensed his understanding of the market into the design.
The apartments are designed to contain the maximum number of bedrooms and beds in the smallest area:
1-bedroom apartments are on average 50 square meters (540 square feet)
2-bedroom apartments are 65 sq m (700 square feet)
Costing is by the square meter, so the prices of Studios and 1-bedroom and two-bedroom apartments are lower than in any development in equivalent superb position or with so many facilities
The apartments at Balkan Heights are much larger than French ski apartments
2. Rental Potential
Balkan Heights is composed of 80 luxurious apartments, with rich facilities, and will function like a hotel. It has hotel reception, lobby bar, room-service, spa centre with swimming-pool, business conference centre, shops, restaurant with professional kitchen, laundry service, and staff to run the facilities (and facilities for the staff). This meets with the requirements of the two main markets for rental - the Tour Operators and independent holidaymakers from Sofia, Greece and other neighbouring countries. (For this reason we have excluded fireplaces in the apartments, as Tour Operators appear to dislike fireplaces. There are open fires in the restaurant and lobby-bar)
There is a business conference centre to attract the lucrative business excursions market.
Furthermore, in the smaller details of the development we have maximised the appeal of the apartments. Two examples:
a) Bansko in the summer is hot and a dip in an open-air pool is ideal so the swimming-pool will be open to the elements in the summer.
b) It is possible to visit the Spa Centre from any apartment in the complex without going outside, so that you can walk there in your bathrobe.
